Plans for Residential and Retail Development Surrounding Rhode Island FC Stadium Unveiled

Rhode Island FC Set to Debut at Centreville Bank Stadium with Tidewater Landing Development Announcement

Pawtucket, RI – As excitement builds for Rhode Island FC’s inaugural match in the USL Championship on May 3, the owners of the team, Fortuitous Partners, have unveiled the second phase of their ambitious Tidewater Landing project. Collaborating with national developers Wood Partners and Pennrose, this phase aims to enhance the area surrounding the newly constructed $130 million Centreville Bank Stadium, which sits on the scenic Seekonk River.

The development will focus on both market-rate and affordable housing along with public amenities and commercial spaces that will promote community engagement during match days and other events at the stadium, which boasts a 10,500-capacity. Recently, Centreville Bank was announced as the stadium’s naming rights partner, linking the local financial institution with this transformative project.

The Tidewater Landing initiative aims to establish a vibrant living environment with two residential buildings proposed by Wood Partners. The first, located on the river’s east side, will feature approximately 300 market-rate units. The second building, adjacent to the stadium on the west bank, will offer 250 units alongside commercial spaces that will front the stadium plaza.

In addition, Pennrose will develop 72 mixed-income housing units on School Street, just across the river from the stadium. This project is currently under review for tax credit funding through Rhode Island Housing.

Fortuitous Partners’ founder Brett Johnson has highlighted plans to build a pedestrian bridge over the river, further linking the two sides of the development and encouraging foot traffic. With construction underway, the Tidewater Landing project promises to revitalize the area around Centreville Bank Stadium and foster economic growth in Pawtucket.
